Pre possession services

  • Home visits to provide discreet property reports / Notice delivery
  • Ascertain occupancy status and identify occupants
  • Monitoring the security of the premises
  • Identifying areas of potential concern/risk to the client, such as the appearance and upkeep of the property
  • Delivery of Notices to Vacate to tenants
  • Liaising with occupants prior to possession to encourage a smooth and peaceful transition
  • Source ‘kerbside’ appraisals from local Real Estate Agents to provide the client with an indication of the property’s current value
  • Organise Valuations and other third party services as required

Possesion services

  • Representation for the client at Evictions
  • Organising locksmiths and other required trades
  • Liaising with the Sheriff / Bailiff, Solicitors and any other third party as required
  • Detailed vacant possession and entry reports
  • Photographic and/or video recording
  • Arranging inventories and storage of chattels
  • Facilitating supervised access to former occupants as required for the recovery of chattels

Property presentation services

  • Organise marketing appraisals and recommendations from at least two (2) local Agents
  • Organise Valuation reports and recommendations
  • Obtain and forward at least two (2) quotations for any works/maintenance deemed necessary
  • Provide a written report incorporating Agents’ appraisals, details of necessary repairs or maintenance, as well as marketing program recommendations and costings
  • Undertake investigations with the local council to obtain information which may assist with the marketing process, including building and planning permits/approvals
  • Connect various utilities in the name of the client on their behalf as instructed
  • Arrange appointment of a local marketing Agent on behalf of the Mortgagee, oversee the marketing process and provide feedback with regard to the marketing campaign
  • Monitor the selling Agent’s actions to ensure they act lawfully and in line with the instructions of the client
  • Keep and provide copies of all marketing material
  • Represent the Client during Public Auctions and provide full Auction result reports
  • Regularly conduct marketing reviews to ensure that representation is dynamic and effective
  • Keep and provide detailed records of all invoices and expenses applicable to each account
